Li Chunkai specializes in real estate, infrastructure and public-private partnership (PPP), construction engineering and the related investment and financing, and corporate M&A. With nearly 20 years of experience in the real estate sector, Ms. Li has expertise in urbanization development (including new area development and urban renewal), PPP, M&As throughout the real estate industry (including property, construction, community operation, education and health care), reservation of land for development, and so on. She has also participated in M&A investment in many programs in the environmental protection industry. Her representative projects in new area development include: advising on Changsha Meixihu International Plaza project, Changsha Dawang Mountain Resort project, the comprehensive development project of Changbaishan Wanda International Resort, and the overall development project of Zhuhai Hengqin Cultural and Creative Park. In these projects, her role as the counsel throughout the entire process has greatly extended beyond the traditional role of a lawyer. With her unique, deep understanding of the requirements of both investors and the local governments, she helped achieve better project management and mitigate contractual legal risks while contributing to the close the relevant projects. Ms. Li is deeply engaged in various PPP projects, including railway transit, toll roads, water utilities and environment, power, and new energies, and provides related professional legal services for local governments, investors, franchisers, construction contractors, financing institutions, etc. In a series of real estate and construction M&A projects undertaken or led by Ms. Li, she has provided many real estate companies and large domestic corporations with high-quality legal services and solutions, ranging from due diligence, design and formulation of transaction plans, participation in transaction decision-making, negotiation of projects, preparation and implementation of transaction documents, to company operation.
